The stretch between summer and winter is the best window of the year to take care of your HVAC system, and most homeowners let it slip by without doing much of anything. It’s understandable—the weather is pleasant, the system isn’t being pushed hard, and it’s easy to forget it exists when it’s not struggling. But fall is genuinely the ideal time to catch problems before they matter, schedule maintenance without competing with everyone else in a heat wave or cold snap, and make sure the system is ready when you actually need it. Here’s an HVAC fall checklist worth going through before the temperature drops for real.
Start here every time. If you’ve been running the AC hard through a long Triangle summer, your filter has been working overtime for months. A fresh filter going into fall means the system starts heating season with clean, unrestricted airflow, which matters for both efficiency and equipment life. Check what’s in there now; if it’s visibly loaded up with dust and debris, replace it before you do anything else on this list.
While you’re at it, think about what filter you’re using. If someone in your household has allergies or respiratory issues, fall is a good time to step up to a MERV-13 filter if your system can handle the added restriction. Worth confirming with a technician if you’re not sure, since higher-rated filters do reduce airflow in systems that weren’t designed for them.
Don’t wait for the first genuinely cold night to find out whether your heating system works. Turn the thermostat to heat, set it above the current room temperature, and let the system run through a full cycle. What you’re listening and watching for: does it come on without a long delay, does it actually produce warm air at the vents, and does anything smell off when it first fires up?
A brief dusty smell when the furnace runs for the first time in months is normal; that’s just dust burning off the heat exchanger. A persistent burning smell, a smell of gas, or anything that makes you genuinely uncomfortable is a reason to shut it down and call someone before running it further. Same goes for any new noises during that first heating cycle: banging at startup, persistent rattling, or squealing from the blower are all worth having a technician look at before they become bigger problems in January.
Summer has a way of letting vegetation grow up around the outdoor condenser unit, and fall brings its own issue in the form of leaves. Leaves accumulate on top of and around the outdoor unit quickly once they start dropping, and a unit packed with leaf debris has restricted airflow through the coil, which affects efficiency and can cause the system to work harder than it should during the shoulder season when you’re still running some cooling.
Clear any vegetation that’s grown within two feet of the unit, remove debris from the top and sides, and rinse the coil down with a garden hose if it’s visibly dirty from a summer of pollen and grime. You don’t need anything other than water for this; high-pressure washing can damage the fins, so keep it gentle. Inside, make sure the area around the air handler is clear and that nothing has been stored in front of return vents over the summer.
This is the most important item on the list and the one most likely to get skipped. A professional fall tune-up covers the things that a homeowner can’t check without specialized tools: refrigerant levels, heat exchanger integrity, combustion efficiency, electrical connections, ignition system function, and a full safety inspection of the heating components. These aren’t things you can eyeball from a homeowner’s perspective, and they’re also the things most likely to cause a failure or a safety issue if they go unaddressed.
Fall is also the easiest time of year to get on the schedule. Once the first cold snap hits the Triangle in November, every HVAC company in the area gets flooded with calls from people whose systems didn’t make it through the first heating cycle. Getting a tune-up done in September or October means you choose the appointment time, you’re not waiting in a queue, and if the technician finds something that needs attention you have time to deal with it before you’re depending on the heat. If you’re still running a basic programmable or manual thermostat, fall is a reasonable time to think about whether a smart thermostat makes sense for your situation. The efficiency argument for smart thermostats is real: automatic setback schedules, the ability to monitor and adjust from anywhere, and in some cases integration with utility demand-response programs that can reduce peak-hour energy costs. Most models pay for themselves within the first heating and cooling season in energy savings alone.
At minimum, check that your existing thermostat is reading accurately and responding correctly. If it’s more than ten years old and you’ve noticed it seems to run the system longer than it should to hit the set temperature, calibration may have drifted or the unit may simply be due for replacement. It’s a small thing that affects every single heating and cooling cycle for the life of the system.
You don’t need to crawl through the attic to do a basic duct check, but if you have accessible duct connections in a utility room, basement, or crawlspace, it’s worth taking a look. Disconnected joints, visible gaps with tape that’s dried and pulled away, or flex duct that’s been kinked or crushed are all things you can identify without specialized equipment. Any of those things reduce the efficiency of your heating system and drive up your bills through the winter.
If you’ve noticed rooms that were consistently harder to cool this summer, those same rooms will likely be harder to heat this winter. That pattern usually points toward a duct issue in that part of the house, and fall is a good time to have it evaluated before you’re relying on the heating system daily.
If your system is more than 15 years old and has been showing signs of age—such as rising energy bills, more frequent repairs, uneven comfort throughout the house—fall is the time to have that conversation, not January. A planned replacement on a timeline you control is a very different experience from an emergency replacement when the system fails during a cold stretch and you’re making decisions under pressure with limited availability.
